I love the staff, the area, my unit. Everything is perfect. All my neighbors are great. My parking space is always open when I get home. I love they have security which is only a phone call away. My parking space is right outside my door. The valet gets my trash everyday. I love they are pet friendly. I just got a puppy and I can’t wait to have him meet some furry friends.

The Mod at Midtown is an amazing place to live. The property managers who work there are very friendly and welcoming. They are prompt and urgent when addressing any concerns. The property itself is well kept and clean. It’s a pleasure living at the Mod at midtown.

Since day 1 this building has been the best! Shout out to Amari, and everyone else that has been helpful getting adapted to the new building. From top to bottom everyone who helps keep this building running clean is the best! 10/10 great place to live 🙏🏽

My experience at Mod at Midtown has been disappointing and frustrating. The problems began before I moved in, with undertrained staff mismanaging the leasing process. Their excuse that this is a “new property” is unacceptable—FPI Management has decades of experience, and they also manage neighboring complexes.

Parking has been the most significant issue. I was falsely told by staff that street parking permits were available. The City of Sacramento confirmed this was untrue; Mod never converted its zoning from commercial to residential, which would’ve allowed residential permits. Switching to the city’s pilot parking program was a cheaper alternative, and the lack of conversion reflects poor planning. I’ve attached a city planning document as proof. The document specifies these spaces were meant for residential parking, yet Mod leases them to a third-party company for profit, which is unethical and misleading. Simply Google the name of the document to see how this monetization works.

On-site parking has also been mismanaged. While the complex rented spaces to neighboring buildings and non-residents, tenants were left with limited options. Changes to parking policies were made only after I complained, yet I was never informed of the updates. Visitors now must pay for metered parking, and residents are forced to compete for expensive reserved spots. This mishandling shows a blatant disregard for tenant needs.

EV parking was also advertised on their website and promised to me, but 11 months later, no progress has been made. Screenshots prove this false advertising.

Windows were another issue. Improperly fitted screens allowed pests into my unit. Maintenance replaced the screen, but it was still too small. They admitted their supplier provided incorrect sizes and claimed they’d follow up. No one ever returned, so I had to seal the gaps myself. Despite reopening the maintenance request, it was closed without resolution.

Access to the building has been another ongoing frustration. The app used for entry rarely works, and residents often can’t enter. Security is inadequate; homeless individuals frequently loiter on-site, and residents are expected to contact security directly. Trash service, which we pay for, is poorly managed, with hallways often smelling due to trash being left out for hours.

Management’s response to my concerns has been contradictory and dismissive. Their claim that Sacramento parking meters were unexpected is irrelevant. If zoning had been converted to residential, parking meters wouldn’t matter, as residential permits would exempt us. Their excuse of needing to “train staff” doesn’t justify the numerous miscommunications and false promises made to tenants.

At this point, I’m moving out, and my review will remain to warn others. FPI misled me, mishandled my concerns, and failed to make things right. From false promises about parking to unresolved maintenance issues, Mod at Midtown has been an incredibly disappointing place to live. Future tenants deserve transparency and accountability—unfortunately, I received neither. And still lying !!!!🤥

Management is exceptional. Always concerned about residents’ needs and going the extra mile to look out for us. Location is convenient, renovations are nice. Definitely recommend.

New and modern units with amazing on-site amenities like a functional gym, social lounge, and valet trash. The apartment offers an on-site parking lot and also has a lot of street parking compared to other apartments in Downtown. Applying and move-in day was simple. Steve and Alex are friendly and great to work with. They are quick to respond to all questions and really maintain a great atmosphere here!

Horrible apartments and incompetent management. Run don’t walk away from this complex. I put down a refundable deposit and when I decided to move elsewhere, trouble began. It has been two months since I gave this complex my deposit and they can’t figure out how to return it. I have emailed the manager and they have stopped responding. I call the company over them and they simply redirect me back to the complex. I have a newborn and that deposit would be very useful right now to get him things he needs. But I don’t know when or if I’ll ever receive it back and I’m infuriated. Simply do not move here. Oh and also, it’s Steve and Alex who are the management of this company and don’t know what they’re doing. Watch out for a sudden uptick in positive reviews- you can get anyone to write one of those.

Note: They say they sent my deposit but I haven’t received it! It’s almost the end of May and all I want is some communication and NO ONE answers. I even said I would drive to the complex to pick it up. No reply? Make this right! I’ve been in management before and I’ve given refunds same day to the same account. It’s not that difficult at all!
