The Mod at Riverwalk - Reno, Nevada

My wife and I moved in on September 1st with high hopes, but unfortunately, our experience at this apartment complex has been far from satisfactory. We expected a clean, well-prepared, and move-in-ready apartment on the agreed-upon date. However, upon our arrival, we were met with several disappointments that have made our stay here less than ideal.

To begin with, numerous things were broken, dirty, or malfunctioning in our apartment. While we understood that minor issues can happen during a move-in, the sheer number of problems we encountered was overwhelming. Given that it's a studio apartment, one would expect it to be the easiest to prepare for occupancy, yet it felt like there were countless issues to address. Here are some specific details to illustrate our experience:

The built-in fixtures in our apartment had significant issues, with one of the doors barely hanging onto its hinges. We had to be extremely cautious when closing it to prevent it from falling off completely.

The refrigerator was missing a foot, causing it to tip off balance regularly. As a result, our food and water purifier often spilled, leading to unnecessary mess and wasted groceries.

The bathtub was clogged to the point that even a simple shower caused the previous resident's debris and hair to rise from the drain. I promptly reported this issue to the manager, Maddy, stressing its urgency, as personal hygiene is essential. Despite raising multiple requests on the day of our move-in, nothing was addressed during the entire week that followed.

I finally called the management office to emphasize the drain situation once more. While Maddy did offer to provide us with drain cleaner, it was disheartening that we were essentially left to handle the problem ourselves. She did purchase the drain cleaner for us, which we appreciated to some extent, but it was clear that our pleas for urgent assistance had not been taken seriously.

The drain cleaner did help improve the situation slightly for our showers, but the problem persisted whenever we attempted to take a bath, as it would fill up with hair and debris from the previous resident. This recurring issue has been nothing short of disgusting and unacceptable.

While I had initially refrained from posting this review, hoping that the management's goodwill gesture would lead to improvements, I have decided to share our experience as it stands. Our stay here has been marred by a lack of timely maintenance and subpar living conditions. I believe it's important for prospective residents to be aware of these issues before making the decision to live here. I will provide a more comprehensive review in the near future to further elucidate why this apartment complex may not be the best choice for your hard-earned money.

There’s always something new to discover in the riverside district. Summer is full of events and activities within walking distance! Fall is a beautiful time to walk along the river while winter can become a beautiful wonderland on the river. The neighborhood is amazing and the management is even better. Would highly recommend to friends and families. My dog loves his little life on the river and so do I! Great way to introduce yourself to The Biggest Little City!

I’ve lived here at the MOD @ Riverwalk for about a year and a half now. Here’s my honest review.

Before I moved to Reno from Hawaii I looked up several places that were close to my new work place and I wanted to be central for accessing the freeway to lessen my commute.

The manger of the property (Maddie) gave me a virtual tour of the apartment. I got a fully furnished apartment that was facing the Riverwalk and I was pleasantly impressed by the amenities that were available. She made the process of my out of state interest in the apartment easy and she’s on it. Her communication is very good and helpful.

Notifications are important to me. There is always an email sent out well ahead of schedule if there is maintenance work being done and my apartment needs to be entered, events that happen on our street and what streets to avoid etc, and gatherings within our community.

My apartment now is great. I’ve never had any issues with any appliances.beautiful views outside my window. My neighbors are quiet and respectful here. The building is well kept and clean. Having amazon lockers is great, and gym access. If you’re on the fence about location this building isn’t in a very busy and congested driving for the most part. You can walk to casinos and get good food without driving. The park is beautiful and well kept. I enjoy walking in this area. It’s a safe area imo.

They’ve recently built The Mod 2 right next door and that place is beautiful as well. I’m happy and thankful for my new place and the people who take care and work hard everyday to make this place better. Thank you.

Lovely stay at the beautiful Mod Riverfront! Great location next to the riverwalk, easy access to downtown, quiet and clean building. Highly recommend!

The Mod is my favorite place to stay when visiting Reno. The location is perfectly located in downtown with so many different parts in walking distance, not to mention the best part of the river path is just outside the door. The building and management itself is excellent. The property manager Maddie is always incredibly helpful and always ensures our stay is at its best. She ensures the Mod is a safe and positive space to be in and I love it! Excited to get

I’ve lived at the MOD @ Riverwalk for 2 years and have had a great experience thus far.

1.) it’s hard to compete with the location at their price point. Seconds from the truckee river and close to the downtown bar scene
2.) Quick response time from maintenance team. Whenever I’ve submitted a maintenance ticket, I’ve been told someone will come by within 2 days, but for the most parts it’s been same day!
3.) They have an Amazon lock box in the main lobby so I haven’t had to worry about packages getting stolen, being downtown. There’s also additional security with a fence rounding the whole building

I have rented at many places over the years and can easily say that this has been the worst place I have stayed at. The reviews are padded by employees to make it seem better than it is (thankfully this is happening less successfully with their new property The Mod @ Riverwalk II at 344 W 2nd street; it looks like people are catching on and hopefully getting a more honest picture).

I was robbed twice during my stay here; despite their flashy doorknobs it is relatively easy for anyone from the street to slip inside the apartment complex. The location by the river is beautiful but this is a low security building in a high crime area. It was not an uncommon occurrence to be woken up to the sound of someone yelling or banging on someone's door out of their mind. One night one of my neighbors cornered me as I was walking back to my apartment and threatened to attack me. It's downtown Reno so I expected some degree of sketchiness, but this was more than I bargained for.

My room was unclean on move in, with a foul substance left in the bottom of the kitchen drawers, dirty floors and dust everywhere. It looked like the past resident moved out the day before I moved in and there was zero cleaning done.

A month after I moved out, they issued an additional fee that was not in my lease. When I contacted them about this, they told me that this was an accident and would reverse it. They did not and sent it to a debt collector instead. Despite multiple reassurances that this would be corrected, they have not done anything to date.

I tried to love this place, the views by the river are great but management has 0 accountability and you can find far better places to live in Reno less risky than this.
